Foundation

• Concrete foundation as per Engineer’s specifications and drawings
• Isolated pad and strip footing


External walls

• Concrete 200mm blocks
• One coat of 20mm plaster rendered
• One coat of binder and three coats of emulsion paint


Internal walls

• Concrete 200 / 150 / 100mm blocks
• Skin wall finish
• Laminated marble on shower walls
• One coat of binder and three coats of emulsion paint


Boundary walls

• Boundary wall to be 1,800mm high and shall consist of 150mm thick blockwall with stone cladding.


Waterproofing and roofs

• Waterproofing membrane will be laid on fat roofs
• All balconies will be treated with waterproofing membrane before receiving finishes

Ceilings

• Generally smooth render
• One coat of binder and three coats of emulsion paint


Floor finishes

• Ceramic tiles in kitchen, lounge and dining area
• Laminated flooring in bedroom
• Anti-slippery laminated marble in shower area
• Composite deckind in balcony area


Entrance and internal doors

• Entrance door to villa block to be solid timber
• Semi solid timber internal door


Windows

Powder coated aluminium windows


Skirtings

Skirting shall be fixed to walls except bathroom

Kitchen

• Granite/quartz  work top with stainless steel double bowl sinks including tapware 
• Built-in  equipment including ceramic glass top electric hob extracting hood, oven, microwave and fridge
• Built-in  cupboards and drawers


Amenities

• Provision to be made for TV points in all bedrooms and living room with centralized antenna
• Concealed power and lighting installation will be provided throughout the buildings
• An electrical panel together with individual meter will be provided to each apartment
• Light fittings will be provided in all common areas
• AC units in all bedrooms and living room
• Telephone popoints will be provided to living room and master bedrooms
• An intercom system will be provided to each villa
• Individual solar water heaters will be provided for each villa for hot water


External works

• Driveways and pathways will be a combination of premix asphalt with concrete blocks and paving
• Landscaping shall consists of partial grassed lawns with trees, shrubs and adequate plants
